PROJECT:
The Challenge
This listed, former HQ for the Port of London Authority was altered to become a super prime hotel, and now voted the best in London. The hotel remained in full occupation whilst we designed, managed and delivered material enhancements to the M&E, IT, audio visual systems, furniture, fixtures and fittings and artisan remodelling to front of house areas including new carpets, curtains, specialist ceilings, specialist joinery, marble flooring, guest washrooms, concession shop fronts and redecorations. During the next phase we delivered the fit out of 40 uniquely designed and finished super prime club suite apartments to extremely tight timeframes, whilst delivering the highest quality of finishes.
The Solution
As principal contractor we assembled a very experienced in-house project team to successfully integrate our unique range and depth of in-house property service and trades skills. Those in-house capabilities enabled us to shorten program, increase quality and simplify to reduce costs. Our senior management team was acknowledged as always available when needed. Our delivery and test & commission teams worked closely with the owners (RIUK) and operators (Four Seasons) to ensure the highest standards of handover including detailed ‘sleep tests’ in all the club suites, largest of which was 9,500 sq ft.
The Outcome
- Streamlined and simplified project team
- Unique range of in-house services
- Maintained full occupancy of the building
- Delivered on-time, perfect completion
”We employed DMA to deliver the fit out of our Club Suite project and several other enhancement projects at Ten Trinity Square. Their team, at all levels, continually exceeded our expectations, whilst managing the complexity of working within a live hotel operation. Senior relationships built within DMA have ensured that no obstacles impacted their ability to deliver a quality product within the agreed budget and timeframes.
